Rental Policies
Gatlinburg Landing is a privately owned vacation rental condo. Please note our rental policies below.
- Maximum occupancy for the unit is six individuals (up to seven if including one infant)
- Primary guest must be at least 18 years of age.
- Check in time is 4 pm but MUST be before 10 pm (Eastern Time) due to quiet hours. Early check-in may be available if cleaning staff is finished.
- Checkout time is 10 am or before.
- No parties or events. Occupancy limited to the number of guests reserved.
- Do not disable or disconnect the Internet modem. The door lock connects to the wifi and if it is not able to connect, it will continuously search for the signal and the batteries will drain very rapidly which may cause you to get locked out.
Community Guidelines
We are part of the Fairways Condominium community, we request that the following community guidelines be adhered to.
- No smoking inside the unit or on the deck, stairwells, or breezeways. If evidence of any smoking is found within the unit, there will be a $500 assessment and remediation fee.
- Pets are not permitted in or around the condo community for guests/renters. If evidence of any animals are found within the unit, there will be a $150 assessment fee charged to the guest.
- Quiet hours are between 10 pm and 8 am (Eastern Time) the following morning.
- No cooking grills are permitted anywhere on the premises or parking lot.
- Entry ways should remain free of any personal items at all times per local fire code.
- Parking of trailers, boats, RVs, large trucks or commercial vehicles is not permitted. Only “standard” passenger vehicles are permitted.
- There is one assigned parking spot labeled “201” which is the very left parking spot. You must park in this spot. Up to two vehicles are permitted and you must be parked in “tandem” (one behind the other).
Cancellation Policy
With this being our only unit, last minute cancellations are more of a detriment to us than accommodations like hotels.
After your reservation is booked, we will wait 24 hours prior to charging your card in the event a reservation was mistakenly made or needs changed.
- Full refund if the reservation is canceled within 24 hours after booking (provided the booking is at least 48 hours away).
- 95% refund for cancellations between 24 hours after booking and 15 days before arrival (due to credit/debit card processing costs).
- 50% refund for cancellations between 14 and 8 days before arrival.
- No refund offered for cancellations 7 days or less before arrival.
